Residential new construction support with dependable exterior systems and clean finishes — coordinated schedules and durable results.

New construction support for residential builds

JP Building Inc. supports new residential construction with dependable exterior systems and clean finishing work. From early coordination through final details, we keep the process organized and the results consistent.

What we typically handle

  • Stucco and veneer stone exterior installations
  • Exterior prep, moisture management details, and finish coordination
  • Repairs, punch-list completion, and final touch-ups

How we work

On new builds, timing and sequencing matter. We coordinate with your builder or project manager, communicate clearly, and use quality materials suited to the Pacific Northwest climate — so the exterior looks sharp and performs long term.

When should stucco and stone be scheduled during construction?

Exterior masonry finishes go on after the building is weather-tight: windows and doors installed, weather-resistive barrier and flashings complete, and rough-in inspections passed. On a typical custom home, the stucco scope — lath, scratch coat, brown coat, cure time, and finish — occupies 3–5 weeks on the schedule, and veneer stone accents usually run in parallel or immediately after. We coordinate directly with your builder so scaffolding, inspections, and adjacent trades don't collide, and we flag detailing conflicts (deck ledgers, roof-wall intersections, penetrations) before they get buried behind cladding.

What does a stucco or stone exterior cost on a new build?

New-construction pricing is usually more favorable than remodel work because walls are open, access is clean, and there's no demolition. In the Puget Sound area, plan on roughly $9–$16 per square foot installed for a full three-coat stucco system and $18–$35 per square foot for manufactured veneer stone accents. For a detailed comparison of systems and finishes, see our stucco & stone page — or send us your elevations and we'll price the scope directly.

Commercial and multifamily projects

Alongside custom homes, our crews have delivered exterior stucco and stone finishes on commercial and multifamily buildings across the region — apartment and condominium buildings in Seattle, retail storefronts, and community buildings such as Peninsula Life Church in Gig Harbor. Commercial work demands tight schedule coordination, consistent finishes over large wall areas, and detailing that stands up to inspection — the same discipline we bring to every residential build. You can see examples in our project gallery.

Why exterior detailing matters more here than almost anywhere

Western Washington gets long, wind-driven rain seasons, and building codes here require drainage and ventilation behind cladding for a reason. The exterior failures we're hired to fix years later almost always trace back to new-construction shortcuts: missing kick-out flashing, no rainscreen gap, unsealed penetrations. Building it correctly the first time costs a fraction of opening a wall later — that's the entire case for hiring a specialist trade instead of the lowest bidder for the most weather-exposed part of your home.
